The black on a Florida roof is Gloeocapsa magma — an algae that feeds on the limestone filler in your shingles and holds moisture against your tile. Left alone it lifts granules, invites moss, traps water, and turns a cleaning job into a leak, then a leak into a roof replacement.
Year one
Black streaking on the north and shaded slopes. Cosmetic — and completely reversible with a proper soft wash.
Years two to four
The colony spreads and holds moisture. Granules loosen on shingle. Tile stays damp, moss takes hold, and the roof stops shedding water the way it should.
What it becomes
Water finds a way in. Now it’s decking, insulation, drywall — a major repair that started as a routine cleaning.

Anybody can spray a roof. Doing it without killing your plants or shortening the life of your shingles is the part that takes knowing what you’re doing.
We walk the property first
Roof type, pitch, condition, drainage, and every plant bed that’s going to catch runoff. You get told what we found before anything gets sprayed.
Landscaping gets protected and pre-soaked
Plants get saturated with clean water before we start and rinsed continuously while we work. Wet foliage doesn’t absorb solution. This is the step cheap crews skip.
The right mix for that specific surface
A barrel tile roof, a shingle roof, and painted stucco do not take the same solution. We mix to the surface — strong enough to kill the organism, controlled enough to leave the material alone.
Applied at low pressure, then left to work
We run a professional commercial-grade soft wash system — the mix goes on evenly and at the right strength, with downfall rinsed as we go. Then we let the chemistry do its job. Rushing the dwell time is why other washes come back black in six months.
Rinsed down and walked with you
Everything gets flushed — roof, walls, driveway, and every plant that caught overspray. Then we look at it together from the ground before we load up.
