Why your driveway went dark

Concrete is porous. In this climate it stays damp long enough for algae and mildew to root down into the pores, which is why a garden hose does nothing and why it always comes back worst along the shaded edge and under the tree.

Beyond looks, there’s a real problem: that growth is slick. A shaded walkway or a pool deck with a film on it is genuinely dangerous when it’s wet, which in Florida is most afternoons in the summer.

Where a bad job shows

Pressure washing concrete is easy to do and hard to do well. Every mistake shows up permanently in the finish:

  • Wand stripes. Waving a straight tip back and forth leaves overlapping arcs burned into the surface. They never fade evenly.
  • Etching. Too much pressure held in one place pits the concrete and exposes aggregate. That doesn’t come back.
  • Half a job. The middle gets cleaned and the edges, expansion joints and garage apron stay dark — which somehow looks worse than not cleaning it at all.
A surface cleaner gives you one even tone across the whole slab. That’s the entire difference between a driveway that looks cleaned and one that looks new.

How we do it

Pre-treat the stains

Oil drips, rust runs from sprinkler water, and heavy organic growth all get treated before any water hits — they don’t come out with pressure alone, no matter how much of it you use.

Surface clean the field

A rotating surface cleaner covers the slab at one consistent pressure and speed. No arcs, no stripes, no missed passes.

Detail the edges by hand

Borders, expansion joints, the garage apron and anywhere the machine can’t sit flat get finished with a wand.

Rinse the whole area down

Slurry gets flushed off the slab and out of the beds instead of being left to dry in place and streak.

Questions we get asked

Will old oil stains come all the way out?

Usually they lighten a lot; sometimes they don’t leave entirely. Deep oil soaks into the pores over years. We’ll tell you honestly what to expect from your driveway before we start.

Can you do the pool deck and lanai too?

How long until I can park on it?

As soon as it’s dry, usually within a couple of hours in Florida sun.
